These Terms of Service ("Terms") govern your use of the westcleaning.co website and the cleaning services provided by West Cleaning ("we," "us," "our"). By submitting a quote request, hiring us, or using this website, you agree to these Terms.
1. Who we are
West Cleaning is a Winnipeg-based residential, commercial, and post-construction cleaning company founded by Elroy Smith. We are licensed, bonded, and fully insured in the Province of Manitoba and serve clients within Winnipeg city limits only.

2. Services we provide
We provide cleaning services as described on this website, including:
- Residential cleaning — recurring, deep, move-in / move-out, short-term-rental turnovers
- Commercial cleaning — office, retail, specialty (gyms, clinics, studios)
- Post-construction cleaning — rough, final, and touch-up passes
The specific scope, frequency, and price of any job are confirmed in writing in the quote we send you.
3. Quotes, scheduling, and payment
Quotes
- Quotes are free.
- Residential quotes are sent in writing the same business day.
- Commercial and post-construction quotes are sent within 24 hours after a free on-site walk-through.
- Quotes are valid for 30 days from the date issued.
- Significant changes in scope discovered on arrival may result in a revised price.
Scheduling
- Recurring service is scheduled for a specific day-of-week and approximate time window.
- One-time service is scheduled for a confirmed date.
- We'll send a reminder the day before each visit.
Rescheduling and cancellations
- Recurring clients can reschedule or skip a visit with 24 hours' notice. No fee.
- One-time bookings rescheduled with less than 24 hours' notice may be subject to a partial fee equal to 50% of the booked rate.
- No-shows (crew arrives and cannot access the space within 30 minutes) are billed at the full booked rate.
Payment
- Payment is due on completion of each visit unless otherwise agreed in writing.
- Accepted: e-transfer, credit card (Stripe/Square), debit, cheque.
- Recurring commercial accounts may be invoiced monthly, net 15 days.
- Late payments past 30 days may be charged interest at the lower of 1.5% per month or the maximum rate permitted by Manitoba law.
4. Our 24-hour re-clean guarantee
If any area of a completed clean isn't to your standard, notify us within 24 hours by phone, text, or email. We will return and re-clean that area at no additional charge.
Limits:
- The guarantee covers cleaning quality, not scope items that weren't included in the written quote.
- It does not cover damage caused by the condition of the space (worn surfaces, pre-existing stains).
- Re-cleans are scheduled at the next available crew slot, typically within 48 hours of notification.
5. Access, property, and what we'll do (and won't)
Access
You're responsible for ensuring we can reach the space at the scheduled time — code, key, lockbox, alarm bypass, or being on-site.
We are bonded specifically for access we've been entrusted with. Codes and keys are stored in encrypted internal records and shared only with the assigned crew.
What we won't do (without prior written agreement)
- Climb above 6 feet without proper equipment
- Move furniture heavier than two people can lift
- Handle biohazards (blood, sewage, hoarding situations)
- Clean exterior surfaces beyond ground-floor windows and entryways
- Provide consumable supplies (toilet paper, hand soap) unless explicitly added
- Take responsibility for items left in disorder by other parties
6. Damage and loss
We carry general-liability insurance. If something is damaged due to our crew's negligence, we'll cover repair or replacement.
To make a claim:
- Notify us within 48 hours of discovering the damage.
- Provide photos.
- We'll investigate and respond within 5 business days.
We are not responsible for:
- Damage caused by pre-existing wear or weak fittings
- Damage to items we're not insured to handle (antiques, fine art, electronics over a stated value) unless agreed in writing in advance
- Damage caused by products you provided that we used at your direction
7. Cancellation of recurring service
You can cancel at any time, with no fee. We appreciate a week's notice so we can offer the slot to another client.
We reserve the right to cancel a recurring service with two weeks' notice — most commonly for unsafe site conditions, abusive behavior toward the crew, or repeated payment issues.
8. Limitation of liability
To the maximum extent permitted by Manitoba law:
- Our total liability for any claim related to a single job is limited to the amount you paid for that job.
- We're not liable for indirect, incidental, or consequential damages.
- The 24-hour re-clean guarantee is your primary remedy for cleaning-quality concerns.
Nothing limits liability for fraud, gross negligence, or anything that cannot be limited under applicable law.
9. Website use
By using the site:
- You won't attempt to scrape, copy, or republish content without our written permission.
- You won't try to gain unauthorized access to the site or its systems.
- Content (text, photos, branding) is owned by West Cleaning unless otherwise noted.
- The website is provided "as is" with no warranty.
10. Dispute resolution
If there's a dispute we can't resolve, we'll attempt mediation in Winnipeg before either party pursues litigation. These Terms are governed by the laws of the Province of Manitoba and the federal laws of Canada.
11. Changes to these Terms
We may update these Terms. Material changes will be posted on the website for at least 30 days before taking effect.
